Telangana Pahani / Land Records Guide

Pahani (also called Adangal) is the official crop and land-cultivation record maintained by the Telangana Revenue Department for every agricultural survey number in the state. It shows the landowner’s (Pattadar’s) name, survey number, extent of land, crop details for the season, and soil classification.

This guide explains how to check and download your Telangana Pahani online, step by step — no office visit required.

Important: The portal changed in 2025

The old Dharani portal (dharani.telangana.gov.in) has been officially replaced by Bhu Bharati (bhubharati.telangana.gov.in) under the Telangana Bhu Bharati Act, 2025. Dharani’s maps/GIS section still works for reference, but all new Pahani and ROR-1B lookups should be done on Bhu Bharati.

  • Current official portal: bhubharati.telangana.gov.in
  • Legacy/reference only: dharani.telangana.gov.in

How to Check Your Telangana Pahani Online

  1. Visit the Bhu Bharati portal at bhubharati.telangana.gov.in.
  2. Click “Information Services” → “Land Records” (or “View Pahani & ROR 1B” on the homepage).
  3. Select your District, Mandal, and Village from the dropdown menus.
  4. Choose how you want to search:
    • By Survey Number / Sub-Division Number — enter the survey number (e.g., 142) and sub-division if applicable (e.g., /A).
    • By Pattadar Passbook (PPB) Number — enter your passbook number directly.
    • By Bhudhaar Number — the new 11–14 digit unique land ID assigned to every parcel under Bhu Bharati (works even when the old survey number doesn’t).
  5. Enter the captcha code exactly as shown.
  6. Click Submit / Fetch Details.
  7. Your Pahani/ROR-1B record will display on screen — click View PDF or Download to save a copy.

No login is required for a basic Pahani/ROR-1B view. Login is only needed for transactional services like mutation.

What You’ll Need Before You Start

InformationWhere to find it
District, Mandal, VillageYour sale deed, old Pattadar Passbook, or previous Pahani copy
Survey NumberSale deed schedule, Pattadar Passbook, or old Pahani
Pattadar Passbook (PPB) NumberPrinted on your physical passbook
Bhudhaar NumberShown on the portal once your survey number is found; ask your Tahsildar if unknown

Troubleshooting: “No Records Found”

  • Try searching by your Bhudhaar number instead of the survey number — Bhudhaar is directly linked to one parcel, so it’s more reliable than the old survey-number search.
  • Double-check the village name spelling — some villages are listed only in Telugu script in the dropdown.
  • If your old Dharani survey number no longer matches, your parcel may have been renumbered under Bhu Bharati — confirm the new Bhudhaar number with your local Tahsildar office.

Frequently Asked Questions

Is Dharani still working in 2026?
The Dharani portal is still online for viewing legacy GIS/map data, but all official Pahani, ROR-1B, and land record checks have moved to Bhu Bharati (bhubharati.telangana.gov.in).

What’s the difference between Pahani and ROR-1B?
Pahani (Adangal) records crop and cultivation details for a season. ROR-1B (Record of Rights) records land ownership. Both are searchable together on Bhu Bharati.

Do I need to pay any fee to check my Pahani online?
No — viewing and downloading your Pahani/ROR-1B on the official portal is free.

What is a Bhudhaar number?
It’s a unique digital ID number assigned to every land parcel in Telangana under the Bhu Bharati system — similar to an Aadhaar number, but for land.
